Located two blocks north of Bryant Park in Mid-town Manhattan, the Cassa Condo-Hotel Tower will strike a prominent profile in the Manhattan skyline, distinguishing itself from the conventional glass and stone edifices surrounding it. Its delicate proportion is unique among its stout neighbors as a result of the constricted site where it sits and its slender floor plates. The resulting form creates an obelisk marking its location among the chorus of the midtown skyline.

The tower’s windows and their punctured rhythm become the façade’s only ornaments as they are brought to life by the guests and inhabitants that dwell inside. It is their activity that makes the building glow as it registers itself on the tower’s skin.




The challenge was to combine the very private functions of the Luxury Residences with the public functions of the Boutique Hotel, Restaurant and Lounge allowing them to co-exist while functioning independently. The result is a sequence of fluid spaces that converge at the Lobby, merging interior and exterior, intimate and urban.

STATE GOVERNMENT OFFICE BUILDING

Acapulco’s State Hall aims to integrate 37 government offices into one building. The program contemplates 25,000 m2 of office and support spaces and 30,000m2 of parking space.
The building attempts to embrace Acapulco’s modernist architecture from the 1950s by superposing pure "box" elements. Each box becomes an administrative section while their stacking generates different terraces that become waiting areas and circulation spaces.

The entire system is covered by one great ceiling that, by collecting water and being lined by solar cells, generates the building’s energy. At the same time, this grand roof becomes a protective shelter from the elements: rain, wind and sun.

The piled boxes and their roof generate various shaded spaces that, along with generous vegetation, bring the offices and exterior spaces to a truly comfortable environment, reducing considerably the A/C consumption throughout the project.

The program is distributed in 4 groups of offices according to their specialty and to the pedestrian circulation patterns. Each of these groups has an independent circulation system, so that the users of one group will never get in the way of another group’s users but will, simultaneously, share the same exterior space, the super structure and the complex’s facilities.


The project nudges to the east side of the site, opening a civic entry space at the corner of the building. All the circulation systems for the office clusters unwind from this starting point, allowing the public space to flow into the site. The boundary between the public and private space is delimited at the entrance to the offices, where information desks will filter the access to the agencies.

XOCHIMILCO MASTER PLAN AND AQUARIUM
Mexico City, 2008

Located in the natural preserve of Xochimilco, in the southern part of Mexico City, the master planning project addresses a unique set of social, urban, and architectural challenges. On the one hand, the existence of the lakes, the Chinampas farmsand the Canals provides a very fertile ground for re-thinking the natural habitat and reconnecting it back to the city. On the other hand, serious air and water pollution problems; scarce hazardous waste disposal facilities; a population of which 40% is below poverty; and major migration from rural to urban centers give new urgency to the need for new forms of sustainability. Taking on these paradoxical variables, the project seeks to create a new equilibrium and innovative sets of sustainable patterns.


The project embraces and improves the existing program of the Xochimilco park. Originally developed in unplanned, disconnected phases, its scattered elements are hard to reach and
threatened by severe environmental issues. The proposed masterplan reorganizes these elements in a single vertical strip of developed land that is closely related to the aquatic surroundings and regional history. The existing program includes an Olympic Rowing Track; a
Flower Market; Cuemanco Sports Park; private sports clubs; research facilities; regulatory water basins; parking and archeological sites. Our proposed additions to the program consist of
an Aquarium; a Dolphinarium; an open Amphitheater; a Water Park; additional parking and public transportation facilities; a botanical garden; and private mixed use development. The central core of the program fosters modes of interaction, education and exploration for both the area’s residents and its visitors. Work is already underway to clean the water and make it drinkable. The refurbishment of the water basins and its future use as recreational facilities will dramatically increase the quality of life of the inhabitants of this neighborhood. Xochimilco was declared an UNESCO world heritage on 1987.

ONE YORK ENRIQUE NORTEN


ONE York is an upscale, 32-unit residential condominium located at Sixth Avenue and Canal Street. The project is a sleek fusion of old and new. A crystalline shaft penetrates a pre-existing industrial loft building and rises in a stunning prow of glass and steel seven stories above it. Rooted in its history, the new structure preserves the early industrial character of the streetscape, as it reaches for the sky. Apartment interiors redefine the New York loft as sophisticated contemporary space, with nine- and ten-foot ceilings, brushed stainless steel hardware, polished natural wide plank white oak flooring, top-quality appliances and appointments. With luxury amenities and forward-thinking design and systems, ONE York incorporates residences, community space, retail units, and parking. This project has just completed construction.
